I grew up in Moyock, and I've spent most of my career working the counties east of I-95 that get skipped over in most real estate coverage — Currituck, Camden, Pasquotank, Chowan, Bertie, and Martin among them. Hertford County stands out in that stretch for one reason most people outside the region don't expect: it has real jobs. A Nucor steel plate mill on the Chowan River near Cofield, a regional hospital in Ahoskie, and a private university in Murfreesboro give this county an employment base its rural neighbors mostly don't have — and an entry price point that can genuinely turn a first industrial paycheck into a first house.

This brief exists because the buyers here need different facts than a generic county overview gives them. A Nucor hire wants to know what housing near the mill actually looks like. A first-time buyer needs the NCHFA-USDA-FHA financing stack explained in plain English, and needs to know why a manufactured home's title status decides whether it can be financed at all. A Chowan University parent or faculty member is reading a college-town market. An investor is pricing workforce rentals near the mill and the hospital. I've tried to write this so each of them gets a straight answer.

I'm not going to oversell this market, and I'm not going to undersell it either. Hertford County is thin — inventory comes in ones and twos, resale liquidity is slower than a metro buyer expects, some river parcels sit in flood zones, and a lot of the affordable stock needs a sharp inspection. But it's not a declining afterthought either: the mill has run for a quarter century, the hospital isn't going anywhere, and the county's price point is the most forgiving place in northeastern North Carolina to buy a first home. Both halves of that are in the brief, plainly.
